When you call ask about price, which varies on the size of the building, and whether it is a duplex or single family. Also whether they furnish you an on-site written inspection or a narrative summary mailed to you later. Also verify their lead time which generally runs 3-8 days depending on the time of the year. It is important that you attend the inspection, as they are highly informative and will teach you about important items of maintenance. All of these inspectors are friendly and welcome your interaction at the inspection. Plan on an inspection taking anywhere from 2-3 hours. This money is well spent. Don't be cheap and decide against an inspection as it may uncover an undisclosed defect that could cost you a considerable amount later.

Don't even think about having your brother-in-law who is a contractor do your inspection. A carpenter knows nothing about furnaces. Reputable home inspectors attend continuing education on everything from furnaces to basements.
Also ask your friends who have purchased homes on who they suggest.
