When working as your buyer agent I have superior product knowledge of the homes I am showing you since I am also a licensed home inspector. It is a conflict of interest for me to do your home inspection. However, when working as a buyer representative I can quickly rule out homes with the most obvious defects. I will always want you to have a detailed independent home inspection as a contingency (typically a 3 hour process) since that will be much more thorough than I can provide in my capacity as a real estate agent. I will quickly screen out the defects that are most obvious to me. Bottom line is we won't waste time on dumps unless that is what you are looking for!
I always have an eye out for energy efficiency aspects of the home you purchase. Insulation in the attic floor gets me more excited than granite counter tops. The green aspects of a home are often unmentioned, and generally not noticed, but are important! Rising energy costs will be in our future. Too many times I see an Architectural Digest kitchen and not a stitch of insulation in the attic.
